Initial Secure – What to do: Step by Step

Objective:
To secure the property after it has been vacated or foreclosed to prevent unauthorized entry, vandalism, or damage.

Step-by-Step Instructions:

  1. Change Locks:
    Replace or rekey all exterior door locks, including front, back, and side entries. Use HUD-approved key codes where applicable.

  2. Secure All Openings:
    Ensure all windows, garage doors, and basement accesses are locked. If broken, board them up using ½” CDX plywood with proper bracing.

  3. Post Signage:
    Install “No Trespassing” and “For Sale by Owner/Agent” signs visibly on the front window or door. Include emergency contact details.

  4. Winterize If Required:
    In colder regions, perform initial winterization to prevent pipe freezing. Shut off water, drain pipes, and apply antifreeze where necessary.

  5. Photo Documentation:
    Take clear before and after photos of all secured access points and uploaded them to your system or client portal for verification.
